02
Commission independent checks
Use the appropriate official Lands Commission search process and an independent licensed surveyor to connect the plan with the land on the ground. Ask the lawyer to assess the findings, restrictions, disputes and transaction documents. A search alone is not a complete investigation.
03
Set controls for money and delivery
For a build, obtain an independently reviewed scope, cost plan, contract and reporting process. Agree evidence for milestones and professional verification before releasing funds. Document who monitors the project and how changes are authorised.
Information to gather
Site plan and exact parcel identification
Seller authority and proposed title/lease documents
Official search and independent survey findings
Contract, project budget and payment milestones
Options to compare
A starting framework, not a recommendation for your circumstances.
Completed property
Check rights, condition, occupancy and management.
Off-plan purchase
Investigate the contract, delivery and payment protections.
Build on land
Verify the land first, then establish independent project controls.
Who can help?
