Your first three steps
01
Define the project and identify the parcel

02
Investigate access, water and wastewater
Have appropriate professionals check legal access, easements, utility availability and site conditions. Where public services are absent, investigate well and septic suitability. A septic certification letter and a construction permit are different documents.
03
Cost the project and protect the investigation period
Request estimates for site preparation, utilities, access and construction alongside land and financing costs. Discuss contingencies and deadlines before you sign. Proceed only when the evidence supports the intended project.
Information to gather
Parcel ID, survey and title/easement information
Written planning guidance for the proposed use
Septic, well or public-utility evidence
Site-work estimates and financing assumptions
Options to compare
A starting framework, not a recommendation for your circumstances.
Serviced lot
Confirm connections, capacity, charges and remaining work.
Unimproved land
Budget time and specialist costs to investigate feasibility.
Existing home
Compare total cost and timing against the proposed build.
